#1) Pricing your home to sell
David has 18 years of real estate experience. 14 years of that was as an appraiser. The #1 factor in a homes time on the market is price. Our advice on pricing will come from the latest market trends. This will effectively give you the best price in the shortest amount of marketing time.
In addition, we use uncommon pricing strategies to ensure your home is in front of as many buyers as possible. We focus on pricing on hard price points. So, you won't see anything that is XXX,999. or XXX,900. You are depriving yourself of potential buyers by completely excluding a segment of people searching for a home just like yours by this antiquated pricing strategy.
#2) MLS membership
We put our listings in both GAMLS and FMLS. The Atlanta market is the ONLY metropolitan area in the United States that has two MLS systems. (lucky us) This sounds great, but the reality is that some agents only use FMLS which only charges when you sell a home, or GAMLS which charges a much lower amount, but on a monthly basis. So, to ensure we get your home in front of every agent possible, we pay to do both.
Even further, there are thousands of websites online that allow homeowners to search for properties and many of these websites, only pull from one or the other of the MLS systems. So, again, if the agent that you are working with only lists with one MLS system, you are missing out on a significant amount of potential buyers.
#3) Web Presence-
We don't stop at uploading it to the MLS systems. We are premier agents on Zillow, Trulia and Realtor.com.
We also enhance your listings on these major consumer facing portals, including additional pictures and verbiage.
#4) Staging-
We provide a 2 hour staging consultation. Our staging professionals have years of experience and training to help your home looks its best for its debut.
#4) Photography-
You won't find any 'snapshots' from my smart phone on any of my listings. We hire professional photographers to capture your home from it's best side. Of course they use professional equipment, and, more importantly, they make sure the home is lit correctly, and that each room is captured from the best angles.
And, depending on the marketing package you use, we will have walk-through videography, drone video, 3D tours and floorplans.
#6) Advice on repairs-
We are very judicious in our recommendations regarding repairs. We take into consideration the market, and what will net your best return on investment.
#7) Take away items-
We provide property information booklets about your home for all buyers who tour your home. We know that the buyers will remember your home better if they have something tangible to take with them.
#8) Communication-
The most frequent complaint we hear is that agents don't communicate with their clients. We strive to keep you updated and informed.
We keep you in the loop with weekly reports, and follow up with showing agents to get feedback about your home.
#9) Call Capture system-
We provide a 24 hour recorded information line with a code that corresponds to your home. Interested buyers who are driving by can call to obtain information about your home. When they do, we are allowed to capture their name and phone number. They are also allowed to push a button to connect with us directly. If they do not elect to contact us, we are able to
#10) Appointments set via professional call center-
We contract a professional call center dedicated to setting appointments for our listings. We can set when the home is to be shown, how much notice is needed, etc. They will text, call or email you to confirm appointments. This way, you never miss an opportunity to have your home shown if we are with another client, or away from the phone.
#11) Mega Open House-
On the first weekend that your home is on the market, we will do a mega open house. What is a mega open house? We don't just put up a few signs and balloons and hope people show up. We promote it on Facebook, on Twitter, on Realtor.com, and all over the internet. We give away prizes and have refreshments. We have between 10-20 families come through for each open house we hold.
